Keep bites and pest evidence separate

EPA guidance identifies bites as a poor indicator of bed bugs on their own. Physical signs such as live insects, spotting or shed material are more useful. Explain exactly what you found rather than presenting a suspected cause as a confirmed infestation.

Record the item and the precise location

Instead of “in the bedroom,” note the mattress seam, bed-frame joint or furniture area involved. Keep existing photographs together with the date. Describe other affected rooms separately so one observation does not become an assumption about the whole home.

Ask before reorganizing the room

When arranging an assessment, ask what should stay in place and what preparation is required. Avoid moving suspected infested belongings between rooms. Do not assume that all furniture must be discarded or that a particular treatment method is necessary before the findings are discussed.

Clarify what the proposal covers

Ask which rooms and items are included, how to prepare, any re-entry instructions and how follow-up is handled. If the property is shared, explain who can coordinate access. Keep those instructions in writing so everyone involved is working from the same plan.
